How Indiana Barndominium Builders Works
Indiana Barndominium Builders designs and builds barndominiums, post frame homes and shop houses on rural and edge-of-town land across Indiana. We handle the whole path from a rough idea and a parcel of ground to a finished home: floor planning, kit or custom framing packages, foundations, the shell, insulation and the interior finish-out.
Indiana is not one building climate. The 2020 Indiana Residential Code sets footing depths of 24, 30 or 36 inches depending on the county, and ground snow loads of 20 or 30 pounds per square foot. Septic permits come from the county health department under the state's residential onsite rule. Ground in the northern lake country, the central till plain and the southern hills behaves differently. We plan each building around the county it stands in.
How we work
- We walk the land before we price it.
- We look up the footing depth, snow load and permit path for your county.
- We get the septic soil evaluation and the health department permit lined up early.
- We give you a written estimate that lists foundation, shell, insulation, mechanicals and finishes on separate lines.
- We plan for condensation from the start, because a metal roof over heated space needs a plan.
- We give you a schedule that follows the real order of work: site prep, slab, shell, dry-in, rough-ins, finish.
