What a Barndominium Kit Really Includes
Barndominium kits are often the first thing people price, so it helps to know what one is. A kit is a package of framing, roof and wall panels, trim and fasteners for a building shell. It is not a finished house. HomeGuide puts shell kits at about $20 to $35 per square foot for materials. Assembly, the foundation, utilities and the entire interior are extra.
Sized for Indiana loads
A kit designed for a southern state may not be right for northern Indiana. The 2020 Indiana Residential Code assigns each county a ground snow load of 20 or 30 pounds per square foot and a 115 mph design wind speed, with wind exposure judged at the site. Before you order, we check that the kit's drawings show your county's values and that truss and purlin spacing match.
The slab and footings come first
Kit packages rarely include concrete. Footings must reach 24, 30 or 36 inches below grade depending on the county, so a post frame kit's embedded posts or a steel kit's anchor bolts need a foundation planned for that depth. We pour the slab or piers to the kit's anchor layout.
Where kits save money, and where they do not
Kits shorten design time and can speed up the shell. They do not shorten septic permitting, well drilling, insulation, plumbing, electrical, drywall or cabinets, and that interior work is usually the bigger cost. HomeGuide estimates interior and exterior finishing at about 40 percent of a barndominium's total cost. We price the kit, the assembly and the finish-out separately so you see the full number.
Kits in the north versus the south
The same 40x60 kit can need different trusses, purlin spacing and roof underlayment depending on where it lands. Noble County in the northeast is rated at 30 psf ground snow with 36-inch footings and ice shield underlayment. Southwest counties such as Vanderburgh and Posey need only 24-inch footings. A supplier that ships nationwide may quote a generic package, so we make sure the order matches the county before it is placed.
Doors, windows and insulation are often extras
Read the inclusion list closely. Many kits leave out overhead doors, entry doors, windows, gutters and insulation, or list them as options. Those items change the shell price and must be framed into the walls at the right size. We review the list with you and fill the gaps so nothing surprises you mid-build.
Kit Services We Provide
Help from kit selection through a dried-in shell, or all the way to move-in.
Kit review before you buy
We compare kit drawings to your county's snow load, wind exposure and footing depth, and flag missing pieces such as doors, insulation or gutters.
Post frame kit assembly
Wood posts, trusses, girts and purlins set and braced, with metal or other siding and roofing installed to the kit's plans.
Steel frame kit erection
Red iron columns and rafters bolted to anchor bolts cast in the slab, then wall and roof panels and trim.
Foundation to kit layout
Slab, thickened edges, piers or footings placed to the kit's anchor and post layout at the frost depth your county requires.
Dry-in and openings
Windows, entry doors, overhead and walk doors framed and flashed so the shell is weathertight.
Finish-out after the shell
Spray foam or other insulation, interior framing, mechanicals, drywall, flooring and cabinets if you want us to carry the project through.

How a Kit Build Works
1. Land and code check
We visit the site and pull the county's footing depth, snow load and permit requirements.
2. Kit selection or review
We review the kit you like, or help size one, and confirm the drawings match Indiana loads.
3. Permits and septic
Building and health department permits are filed while the kit is on order.
4. Site prep and foundation
The pad is built up and compacted, then footings and slab are poured to the kit's anchor layout.
5. Shell assembly
Frame, roof, walls, doors and windows go up until the building is dried in.
6. Finish-out or handoff
We carry on with insulation and the interior, or hand you a weathertight shell to finish.

Why Choose Us for Barndominium Kits
We read the kit drawings
Snow load, wind exposure and anchor details are checked against your county before money changes hands.
Separate prices for kit and labor
Your estimate shows the kit, foundation, assembly and finish-out as distinct lines.
We plan the interior early
Plumbing under the slab and window placement are settled before concrete, not after.
Barndominium Kits Questions
What comes in a barndominium kit?
Usually the frame, roof and wall panels, trim, fasteners and sometimes doors and windows. Concrete, insulation, plumbing, electrical, HVAC and interior finishes are almost never included. Read the inclusion list line by line.
Can I put up a barndominium kit myself in Indiana?
Some owners do, but the home still needs local permits where they apply, inspections, and a septic permit from the county health department. Many owners hire out the slab and shell and do interior work themselves.
Is a 40x60 barndominium kit big enough?
A 40x60 footprint is 2,400 square feet. Some people use it all for living space, and others split it between a home and a shop. Decide how much is heated living space and how much is shop before choosing the kit.
Will a kit from out of state meet Indiana code?
Only if it is designed for your county's values. Indiana counties are rated at 20 or 30 psf ground snow load and a 115 mph design wind speed. Ask the supplier for drawings that state these loads.
How much does a barndominium kit cost in Indiana?
Shell kits generally run about $20 to $35 per square foot for materials, according to HomeGuide and an Indianapolis estimate from HomeBlue. Assembly, foundation and finish-out add much more. Your written estimate is the actual price.
