Planning a Barndominium in Madison County

Barndominium builders in Anderson find two kinds of land in Madison County, and they build differently. Most of the county is nearly flat farm ground. Along the White River and Fall Creek it turns hilly and wooded. Anderson, the county seat, sits in the south-central part of the county at 863 feet, about 40 miles northeast of Indianapolis on I-69. State Road 32 runs 19 miles east to Muncie and 19 miles west to Noblesville, so a parcel anywhere in the county is within reach of three cities.

Why land is available here

Anderson's history explains some of its open space. Natural gas was found in 1887, the boom earned it the name Queen City of the Gas Belt, and the gas ran out in 1912. Later the city was a General Motors center: nearly 22,000 people worked for GM in Anderson in the 1970s, and fewer than 2,600 by 2006. Anderson's population was 56,129 in 2010 and 54,788 in 2020. The county has held steadier, at 130,129 in 2020. A flat market near the city means rural parcels in the townships can be practical for someone who wants a home with a working shop.

Reading a Madison County parcel

Flat ground. On the till plain, water does not run off quickly. Crosby, a common soil on Indiana and Ohio till plains, is described by the USDA as somewhat poorly drained, formed in up to 22 inches of loess over loamy till, with a perched water table 0.5 to 2 feet down in winter and spring and slow permeability below the subsoil. On a lot like that we set the slab high, slope the yard away and use drain tile. Septic trenches are limited by that shallow water, so a soil evaluation comes first.

River edges. Where the White River runs east to west through the north part of Anderson, and along Fall Creek, Pipe Creek and Lick Creek, the terrain gets hillier. Mounds State Park sits on the city's eastern border. Wooded bluff lots are attractive, but they need flood-map checks at the bottom, slope checks at the top and a driveway plan that works in winter.

High ground. The county's highest terrain is a ridgeline in the southeast corner at around 1,010 feet.

Code values for Madison County

The county table in the 2020 Indiana Residential Code lists:

  • Design wind speed: 115 mph
  • Ground snow load: 20 psf
  • Minimum footing depth: 30 inches below finished grade
  • Seismic design category: A
  • Winter design temperature: 2 F

Wind exposure is decided site by site. An open field gets a higher exposure category than a wooded lot.

Tornado record

The National Weather Service lists 31 tornadoes in Madison County from 1950 through 2025. The strongest was an F4 on May 14, 1972. Since then the county has seen F2 and EF2 tornadoes near Pendleton in 2002 and 2019, and two EF2s on April 2, 2025, one near Lapel and one near Moonsville. A 1997 F2 was listed at Anderson. A well-anchored barndominium with a continuous load path and a designated shelter space is the right response.

Weather and comfort

Anderson's records run from 105 F to -24 F, with about 46 inches of precipitation and 19.2 inches of snow a year. In a steel or post-frame building, the goal is a tight, well-insulated envelope that keeps warm, humid air off cold metal. We plan the insulation, vapor control and HVAC together.

Septic, sewer and the permit path

Indiana's rule for home septic systems is 410 IAC 6-8.3, and local health departments issue those permits; the state reports more than 800,000 onsite systems in use statewide. If a sanitary sewer is nearby, connection is required. Indiana Code 22-12-1-5 classifies a one- or two-family dwelling and its outbuildings, garage or barn included, as a Class 2 structure, so your barndo is reviewed as a house. Inside Anderson or a town such as Pendleton or Alexandria, local rules apply; out in the townships, it is the county.

Anderson Questions

Can I build a barndominium on a bluff lot near the White River?

Often, yes. We check the flood zone at the bottom of the slope, the grade at the building pad and how the driveway will handle ice and runoff.

My field stays wet every spring. Can I still build?

Usually. Wet till-plain soils call for a raised pad, good grading and drain tile, and the septic design has to match the soil test.

Who reviews my plans outside Anderson?

Outside city and town limits, Madison County handles zoning and building review. We confirm the jurisdiction for your parcel before drawings are final.

What snow load is used for a Madison County roof?

The 2020 Indiana Residential Code lists a 20 psf ground snow load for the county. The engineer turns that into the roof design load.
