Barndominium Building in Morgan County

Barndominium builders in Martinsville have a lot of rural land to work with. In 2020, 54.1 percent of Morgan County residents lived in rural areas, a far higher share than in Hamilton or Johnson County. Martinsville is the county seat and its only incorporated city, with 11,932 residents in 2020. Around it are towns like Mooresville, Brooklyn, Monrovia, Morgantown, Paragon and Bethany, and a lot of open ground in between.

Two landscapes in one county

Morgan County is where the glaciers stopped their southward advance during the last ice age, and large areas of it were never glaciated. It is not a flat till plain from edge to edge. Its elevations range from 604 to 1,010 feet. It has flat areas and rolling hills, and its topography includes unglaciated hills and wooded drainages. The White River Valley cuts through the county, with the river flowing southwest. Martinsville itself sits low, at 604 feet.

That split changes the job:

  • Valley and flat land: easier grading, but check floodplain maps and drainage first.
  • Hill and wooded land: better views and drainage, but more excavation, a longer driveway and a harder time finding septic-suitable soil.

History you can see in the ground

Martinsville was founded in 1822. From 1888 to 1968, visitors came to sanitaria for its artesian mineral water, which earned it the nickname City of Mineral Water. Grassyfork Fisheries started in 1899 on former swampland, and the city was once called the Goldfish Capital of the World. Swampland and artesian water both say the same thing to a builder: groundwater is close in parts of this valley.

Tornado and wind design

The National Weather Service lists 23 tornadoes in Morgan County from 1950 through 2025. The three strongest were F3s: March 10, 1986; November 22, 1992; and September 20, 2002, the last in Martinsville, with 28 injuries. The county's design wind is 115 mph under the 2020 Indiana Residential Code. The most recent strong one was an EF2 at the Martinsville Airport on March 31, 2023, and across the record the county logged 47 injuries and no deaths. A hilltop clearing has more exposure than a wooded hollow, and we design the frame for the real site.

Cold and heat

Morgan County's record low is -35 F, set in January 1994, and its record high is 105 F, from July 1954. That's a 140-degree range. The code sets a 30-inch minimum footing depth and a 20 psf ground snow load for the county, along with seismic design category B, a 2 F winter design temperature and a 51.5 F mean annual temperature. For a metal building, wide swings mean the insulation and vapor control have to be continuous, or condensation forms where warm interior air meets cold steel.

Septic on hill and valley land

With most of the county outside sewer service, nearly every rural Morgan County barndo needs an onsite system permitted by the local health department under 410 IAC 6-8.3. On sloped wooded land, finding enough suitable soil for the absorption field can take more than one test location. In the valley, a high water table can do the same. Book a soil evaluation before you close on land if you can.

I-69 changed the commute

A 2014 annexation, upheld by a local judge, grew the city by about a third and made I-69 a frontage road for Martinsville. Wikipedia notes that I-69 and State Road 67 carry large numbers of daily commuters. Interstate access makes rural Morgan County land near the highway practical for a daily drive north or south.

Our approach on Morgan County land

We start with the site: slope, access, soil and flood status. Then the building: post frame or steel, how big the shop needs to be, and where the living space sits. On hillside lots, a walk-out or a stepped foundation can work better than forcing a big flat pad.

Most rural parcels do. The permit comes from the local health department under Indiana rule 410 IAC 6-8.3.

Is White River valley land a good place to build?

It can be, but check the flood map and groundwater first. Parts of the valley were once swampland.
