City Lot or County Acreage Near Terre Haute

Barndominium builders in Terre Haute deal with two very different kinds of property: lots inside the city, where city inspectors and the city zoning ordinance apply, and acreage out in Vigo County, where you are more likely on septic and a well or rural water. Terre Haute is the county seat, with 58,389 residents at the 2020 census, and the county had 106,153. The city sits on the east bank of the Wabash River about 75 miles west of Indianapolis and about 5 miles from the Illinois line. Below we lay the two paths side by side, then cover the river, the weather and the ground they share.

Inside the city limits

Terre Haute's Building Inspection division, part of the city Engineering Department, inspects new construction within the city for building, electrical, plumbing, mechanical and sewer connection work, and its inspectors enforce the City of Terre Haute Zoning Ordinance. For a barndominium that means two early questions:

  • Does the zoning district allow a residence with this exterior and this size of attached shop?
  • Where does the sewer connection come in, and how far is the run?

City lots also tend to be smaller, which limits how big the shop end can get once setbacks are drawn.

Out in Vigo County

Beyond the city, most barndominium land is farm ground or wooded draw. Wikipedia describes the county as low hills used for farming or urban development, with only the drainages and river areas still wooded. Here the questions shift:

  • Septic: Indiana's residential onsite rule, 410 IAC 6-8.3, is administered by local health departments, and the state directory lists the Vigo County Health Department on Oak Street in Terre Haute. A soil evaluation on the actual parcel sizes the system.
  • Sewer reach: where a sanitary sewer is reasonably available, the state program prohibits a new onsite system, so fringe lots may still be sewer lots.
  • Permits and zoning: whether plans go to a county office or a town depends on the parcel, so we confirm jurisdiction before drawing anything.

The river and its bluffs

The Wabash forms Terre Haute's western border, and it starts forming the Indiana-Illinois state line at about river mile 316, just south of the city. Wikipedia notes that small bluffs on the east side of town mark the edge of the historic floodplain, with Lost Creek draining the north side and Honey Creek the south. The history is not abstract: during the 1913 flood, West Terre Haute was reported three-quarters under water by March 25. On a parcel near the river or either creek, we check the FEMA map first. If any of the build area is in a flood hazard zone, the Indiana Residential Code sets the design flood elevation at base flood elevation plus two feet and requires flood-resistant materials below it.

Foundations and design loads

The 2020 Indiana Residential Code county table puts Vigo County at:

  • 24-inch minimum footing depth below finished grade
  • 20 psf ground snow load
  • 115 mph design wind speed
  • Seismic design category B
  • 9 F winter design temperature and a 53.1 F mean annual temperature

That 24-inch footing is shallower than the 30 inches listed for counties around Indianapolis, which can trim excavation on a large slab. The same table rates termite risk as moderate to heavy, one more reason we keep wood framing off grade and detail sill plates carefully on post-frame and hybrid builds.

Storms

Terre Haute's most famous storm is the Easter Sunday tornado of March 23, 1913, which destroyed more than 300 homes, killed 21 people and injured 250. In the modern record, the National Weather Service lists 19 tornadoes in Vigo County from 1950 through 2025, the strongest an F3 on June 22, 1960, with no deaths and 6 injuries in total. A lower count than some central Indiana counties, but a barndominium's broad walls and roof still need uplift and racking resistance designed for its own exposure.

Heat, cold and the metal shell

The city's climate is classified humid subtropical, with a record high of 109 F and about 40.84 inches of precipitation a year. The county record low is -24 F, from January 1977. Humid summers and cold snaps are the conditions that cause condensation on the inside of steel panels, so insulation and vapor control are planned as part of the shell, not added at the end.

Where the land is

Vigo County's highest ground is Sanford Hill, about 680 feet, a mile west of Paint Mill Lake south of the city. The city itself sits near 505 feet. If you are choosing between a river-bottom parcel and an upland one, upland ground usually wins for a house-and-shop building.

Terre Haute Questions

Can a barndominium go on a lot inside Terre Haute?

It depends on the zoning district. City inspectors enforce the City of Terre Haute Zoning Ordinance, so we check what the district allows before designing.

Is land near Honey Creek or Lost Creek a problem?

Not automatically. We pull the flood map and, if any part is in a flood hazard area, set the floor at least two feet above base flood elevation as the code requires.

Who issues septic permits in Vigo County?

The Vigo County Health Department, under Indiana's residential onsite sewage rule. A soil evaluation on your parcel comes first.
