Planning a Barndominium Near Westfield
Barndominium builders in Westfield are working in one of Indiana's quickest-changing places. Westfield had 30,068 residents in 2010 and 46,410 in 2020, and a 2025 special census counted 64,407 people and 26,020 housing units. A lot of that came from annexations in southern Washington Township as well as building inside the old town limits. For a barndo, that means one thing: land use changes fast here, and the zoning on a parcel today may not match the parcel next door.
A short history that explains the town
North Carolina Quakers Asa Bales, Ambrose Osborne and Simon Moon founded Westfield on May 6, 1834. It incorporated as a town in 1848 and became a city on January 1, 2008. Grand Park, which opened in 2014, is described as the largest youth sports campus in the United States, with 26 diamonds and 31 multipurpose fields. The town went from farm crossroads to sports-and-suburbs destination in about a generation.
Getting around
U.S. 31 runs through the city, north toward Kokomo and south to I-465. State Road 32 is the main street, east to Noblesville and west to Lebanon. Downtown Indianapolis is about 20 miles south. Land west and north along those corridors, farther from the newest subdivisions, is where larger parcels for a house plus a shop are more likely.
Higher, flatter ground
Westfield sits at about 902 feet, higher than Noblesville or Indianapolis. The land here is glacial till plain. On the better-drained rises, the Miami soil series is typical of Indiana till plains: silty material over loamy till, moderately well drained, with dense till around 24 to 40 inches deep and a perched water table that can come within 2 to 3 feet of the surface from December through April. That perched water is why we put drain tile around footings, slope the grade away from big overhead doors and want a soil evaluation before siting the septic field.
Permits and zoning to sort out first
- City or county? Inside Westfield, the city's zoning and permits apply. Outside it, Hamilton County's rules apply. With annexations, check where your parcel actually falls.
- Covenants and HOAs. Newer subdivisions often limit metal exteriors or accessory buildings. Read the recorded restrictions before you buy.
- Class 2 structure. Indiana law treats a one- or two-family home and its outbuildings, such as a garage or barn, as Class 2 structures. A living-quarters barndo with a shop is built to the residential code throughout.
- Septic or sewer. Where sanitary sewer is reasonably close, Indiana requires connection instead of a septic system.
Structural numbers for Hamilton County
The 2020 Indiana Residential Code table puts Hamilton County at 115 mph design wind, 20 psf ground snow load and a 30-inch minimum footing depth, with wind exposure decided site by site. Open crop ground around Westfield is exposed on all sides. The National Weather Service tornado list for Hamilton County includes an EF2 on April 11, 2007, alongside older F3 and F4 events. We size bracing, door framing and roof fastening for open-field exposure.
Steel frame or post frame
Both work on Westfield-area land. Post frame (wood columns on footings) is common in Indiana farm country; steel frame gives longer clear spans for a big shop. Either one needs the same things here: footings below 30 inches, a continuous insulation and vapor plan to stop condensation, and HVAC sized for a building with large door openings.

Westfield Questions
Will Westfield allow a metal-sided home?
It depends on the zoning district and any subdivision covenants. We check both for your parcel before design.
My land was recently annexed. Whose rules apply?
If it's inside the city now, Westfield's zoning and permits apply. We confirm the current boundary for your parcel.
Why do you want drain tile around the footings?
Till soils here can hold a perched water table within 2 to 3 feet of the surface in winter and spring.
Can the shop be part of the house?
Yes. Indiana treats a home and its garage or barn outbuildings as Class 2 structures, so the whole barndo is built to the residential code.
