Building a Barndominium in Dubois County, Septic First
Barndominium builders in Jasper work in a small city that is still growing. Jasper, the county seat of Dubois County since 1830, grew 11.1 percent between 2010 and 2020, from 15,038 to 16,703 residents, and the county rose from 41,889 to 43,637. The city calls itself the Wood Capital of the World and is home to manufacturers including Kimball International, Jasper Group, Masterbrand Cabinets and Jasper Engines and Transmissions. Land use around the city is mainly agricultural, and parts of the Hoosier National Forest fall inside the county. That mix of farm fields, woods and hills is what draws people looking to put up a shop with living quarters.
Most of those parcels will need a septic system, and Dubois County publishes a clear process for it. Because the septic permit has to be issued before construction of the house can begin, it is the first thing we plan around.
The Dubois County septic process, in order
The Dubois County Health Department's septic page says residential systems are governed by Dubois County Ordinance 2023-17 and the state rule 410 IAC 6-8.3. Here is the sequence it lays out: 1. Soil evaluation. A soil scientist evaluates the site. The county links to a list of registered soil scientists who work in the area. 2. System plan. The installer, who must hold a permit from the Dubois County Health Department, draws a plan of the onsite system and submits it for approval. 3. Site verification. The Health Department verifies the proposed septic site in the field. 4. Application. You apply in person. The form asks for the site address, approximate construction value, lot size, number of bedrooms, square footage of living area, water supply utility and, if it applies, subdivision and lot number. 5. Permit before building. The county states that a septic permit must be issued before construction of the residence begins. 6. Notice and inspection. The owner or installer notifies the Health Department before installation starts, and an inspection is required before final approval. 7. Mapping. System components are GPS-located and added to the county's GIS map, and homeowners can request the drawing.
Why bedrooms and living area matter for a barndo
The application asks for bedrooms and living square footage, not total building size. A barndominium with a large shop and a modest living space is sized for its living side. That's one reason we settle the floor plan, especially the bedroom count, before the soil scientist's report is turned into a system design. Adding a bedroom later can mean revisiting the septic system.
Buying land with an old house or system on it
The county notes that septic permits have been required since 1978, and that systems built before then, or without a permit on file, may be illegal and may need to be updated. If you are buying a farmstead to replace the old house with a barndominium, find out what is in the ground and whether it was ever permitted.
The Patoka River and the hills
Jasper lies along the Patoka River. Near the city the river winds through steep hills and forms large oxbow bends, and upstream it is impounded at Patoka Lake for flood control. Patoka Lake sits along the county's eastern border with Crawford and Orange counties. About 30 miles of the river were designated the Patoka River National Wildlife Refuge and Management Area in 1994, protecting one of Indiana's most significant remaining bottomland hardwood forests. For a building site, that means a sharp contrast: bottomland that can hold water, and hillside land that needs cut-and-fill or a stepped pad. We check flood maps on any parcel near the river and look hard at slope and drainage on the hill parcels.
Code values for Dubois County
The 2020 Indiana Residential Code lists Dubois County at a 24-inch minimum footing depth, a 20 psf ground snow load, a 115 mph design wind speed, a 9 F winter design temperature and seismic design category C. The category C rating means bracing and connection details get extra attention on a tall clear-span building.
Weather
Jasper's climate is humid subtropical, with about 43.9 inches of precipitation and 13 inches of snow a year. The county record low is -25 F from January 1994 and the record high 104 F from July 1966. Humid summers are the main reason we plan insulation and vapor control as part of the metal shell.
Other approvals
Dubois County's government website lists departments such as the Health Department, Highway Department and Soil and Water Conservation District, along with an Assessor form for reporting a new structure under construction. Building and zoning approvals depend on where the parcel sits, so we confirm with the county and any town involved before final plans.

Jasper Questions
Can I start the slab before the septic permit is issued?
Dubois County says the septic permit must be issued before construction of the residence begins, so we get the septic permit in hand first.
Does my shop square footage count toward septic sizing?
The county's application asks for bedrooms and living area square footage. We give them the living-side numbers and settle the bedroom count early.
I'm buying an old farmstead. Is the existing septic usable?
Maybe. Permits have been required since 1978, and the county warns that older or unpermitted systems may need updating. We find out before planning around it.
Can you build on a hillside near the Patoka?
Yes, with the right pad. We check the flood map near the river and plan grading and drainage carefully on sloped lots.
