Shelby County Ground, Shop Included

Barndominium builders in Shelbyville have an unusually rural county to work in. Shelbyville is the seat of Shelby County and the county's only incorporated city, sitting 26 miles southeast of downtown Indianapolis. Everything else is small towns such as Fairland, Morristown and part of St. Paul, plus farm ground. The county's population barely moved between 2010 and 2020, from 44,436 to 45,055, while Shelbyville itself grew from 19,191 to 20,067. That slow pace is part of why acreage here appeals to people who want a home, a big shop and room around both.

The lay of the land

Shelby County is low, rolling hills lightly carved by drainages, sloping toward the southwest. The highest ground is about 930 feet, on the eastern part of the county's northern line with Hancock County. Shelbyville sits lower, at 761 feet, right at the fork where the Little Blue River and the Big Blue River meet. Three drainages shape the county:

  • The Big Blue River drains the central and southwestern parts and flows into Johnson County.
  • The Flatrock River and Conns Creek drain the lower county toward Bartholomew County.
  • Sugar Creek drains the western edge.

If your parcel touches any of these, the flood map comes first.

Tornado country, by the numbers

The National Weather Service counts 34 tornadoes in Shelby County from 1950 through 2025. One was rated F4 (April 25, 1961), and six were rated F3, the most recent near Norristown on November 15, 2005. No deaths were recorded in that span, and 12 injuries were. That is a long list for a county this size, and it is the reason we spend real time on the structural connections. A barndominium's big roof and tall sidewalls catch a lot of wind, so the load path from purlins to frames to anchors has to be continuous.

Design numbers we build to

The 2020 Indiana Residential Code county table lists Shelby County at:

  • 115 mph design wind speed
  • 20 psf ground snow load
  • 30-inch minimum footing depth from finished grade
  • Seismic design category B
  • 2 F winter design temperature

Wind exposure is set per site. A house on open farmland toward Morristown is rated differently than one tucked into a tree line.

Weather inside the building

Shelbyville's records run from 108 F in July to -25 F in January. It gets about 44.03 inches of precipitation and 14.6 inches of snow a year, on roughly 119 wet days. For a metal-skinned building, that means insulation that stops condensation at the roof deck, an air-sealed envelope, and a heat-and-cool system sized for the living space separately from an unheated or lightly heated shop bay.

Soils on flat farm ground

Much of central Indiana's farm ground is wet in spring. Crosby is one common example: the USDA describes it as a somewhat poorly drained soil of Wisconsinan till plains in Indiana and Ohio, with a perched water table 0.5 to 2 feet down in winter and spring. Whether or not your parcel is mapped as Crosby, the lesson is the same: raise the pad, slope the grade and plan for drain tile.

Septic outside the city

With only one incorporated city in the county, most rural parcels will be on septic. Indiana's residential rule is 410 IAC 6-8.3 and the local health department issues the permit after a soil evaluation. The state program lists registered soil scientists who can do that work. Where sewer is close, connection is required instead.

What the building is, legally

Indiana Code 22-12-1-5 treats a one- or two-family dwelling and its outbuildings, such as a garage or barn, as a Class 2 structure. A barndominium is a dwelling, so it gets reviewed as one, even if most of its square footage is shop.

Shelbyville Questions

Is land near the Big Blue River a problem for a barndominium?

Not automatically. Check the flood map, then put the home and shop on the high part of the parcel and keep fill out of the floodway. Low ground can stay pasture.

How do you build for tornadoes in Shelby County?

We design for the code's 115 mph wind speed and the site's actual exposure, with continuous connections from roof to foundation. A safe room can be added to the plan.

Will my Morristown-area lot need septic?

Most rural lots outside sewer reach do. The local health department issues the permit under 410 IAC 6-8.3 after a soil evaluation.

Can the shop be bigger than the living space?

Yes, the shop can be the larger part. The whole building is still reviewed as a dwelling.
