A Barndominium East of Indianapolis
Barndominium builders in Greenfield are working in a county that is filling in fast. Greenfield, the Hancock County seat, grew from 20,602 people in 2010 to 23,488 in 2020, a 14 percent jump. The county grew at about the same rate, from 70,002 to 79,840, and a 2025 estimate puts it at 90,969. US 40 runs 21 miles west to downtown Indianapolis, and I-70 runs along the city's northern edge. For a landowner, that growth cuts both ways: more neighbors and more rules near town, but also strong demand and real value in a well-built house and shop on acreage.
Hancock County's own description is blunt: all available area is devoted to agriculture or urban development. If you want room for a barndominium, you are buying farm ground or a farmstead, which shapes nearly every decision below.
Before you buy, check:
- Whether the parcel is in Greenfield, a town like New Palestine, Fortville or McCordsville, or unincorporated Hancock County, since that decides whose zoning applies
- Deed restrictions on newer splits that may limit metal siding or accessory buildings
- Sewer reach versus septic
- Flood maps along creeks
- Driveway access onto county or state roads
The terrain. Hancock County is low, rolling hills sloping south and southwest, with land carved by drainages. The highest point, 1,040 feet, is a small rise in the northwest part of Shirley. Greenfield itself sits at 889 feet. Brandywine Creek flows south through Riley Park on the east side of downtown and on to the Big Blue River, part of the East Fork White River watershed. Small creeks like that one run across a lot of rural parcels here, and their banks are where flood maps and drainage easements show up.
Tornado history worth respecting. The National Weather Service lists 23 tornadoes in Hancock County from 1950 through 2025, and three were rated F4: May 14, 1972, April 3, 1974 and June 11, 1998, the last one listed at Greenfield itself. Another 1974 tornado, an F3, caused a death and 23 injuries. Across the record there were 2 deaths and 46 injuries. We take that seriously in the frame and anchor design and in where a storm shelter goes in the plan.
Structural numbers. The 2020 Indiana Residential Code lists Hancock County at 115 mph wind, a 20 psf ground snow load, seismic design category A, a 30-inch minimum footing depth and a 2 F winter design temperature. Those set the starting point. The engineer sets the final design based on your site's exposure and soils.
Soil and water. Flat central Indiana farm ground often has a seasonal perched water table. Crosby, a common till-plain soil in Indiana and Ohio, is described by the USDA as somewhat poorly drained with that water table 0.5 to 2 feet down in winter and spring. On ground like that, we raise the building pad, grade away from the slab and plan for drain tile, and the septic design has to fit what the soil test allows.
Climate. Greenfield's records run from 109 F to -29 F. It averages 47.77 inches of precipitation, more than Anderson or Muncie, and 20.2 inches of snow. Heavy rain makes roof drainage and site grading matter more. Cold snaps make continuous insulation and air sealing on a steel or post-frame shell pay off.
Permits and septic. Indiana law calls a one- or two-family home and its outbuildings, such as a garage or barn, a Class 2 structure. Septic permits come from the local health department under 410 IAC 6-8.3, and where a sewer line is close the state requires connection instead.

Greenfield Questions
Can I still find acreage near Greenfield for a barndominium?
Yes, though the county is growing quickly. Rural parcels and farmsteads come up across the townships. Check the zoning and any deed restrictions before you buy.
Does Greenfield's tornado history change the design?
It shapes the connections and anchoring we specify, and it is why we suggest planning a safe room or storm shelter from the start.
My lot is near New Palestine. Sewer or septic?
It depends on how close a sewer line is. If one is within reach, Indiana requires connection. If not, the health department permits a septic system after a soil test.
How deep are footings in Hancock County?
The 2020 Indiana Residential Code lists a 30-inch minimum from finished grade to the bottom of the footing.
