Building Strong Around Kokomo

Barndominium builders in Kokomo have to put storm design at the top of the list. Kokomo is the seat of Howard County, about 60 miles north of Indianapolis and 85 miles south of South Bend. The National Weather Service records 27 tornadoes in Howard County from 1950 through 2025, and the history is severe: an F4 on April 11, 1965, part of the Palm Sunday outbreak, killed 17 people and injured 560 in the county. On August 24, 2016, an EF3 hit Kokomo's south side and damaged about 1,000 homes, 80 of them destroyed. Over that 75-year record the county logged 18 tornado deaths and 602 injuries. That record shapes how we design a barndominium here.

What storm-ready means for a barndo

The 2020 Indiana Residential Code lists Howard County at a 115 mph design wind speed, the same as the rest of central Indiana. The difference in Kokomo is how seriously owners take the details:

  • Continuous load path. Roof sheathing or panels to purlins, purlins to frames or trusses, frames to columns, columns to anchors and footings, all tied together.
  • Exposure. Open farmland around Kokomo often rates as a high-exposure site. That is decided per site.
  • Door openings. Big overhead doors are the weak point in a strong wind. They need rated doors and framing around them.
  • A shelter space. A reinforced interior room or storm shelter is easy to include in the plan at the start and hard to add later.

Wildcat Creek

Wildcat Creek runs through the city, and the original village sat on its south side. In the 1913 flood, 6.59 inches of rain fell from March 21 to 26 and the creek overtopped its levee to become nearly a mile wide. The Kokomo Reservoir, also called the Wildcat Creek Reservoir, sits on the same stream. Rural land along the creek is often beautiful and wooded. Check the flood map, keep the building on high ground and plan the driveway so you are not cut off.

Snow, cold and frost

Kokomo averages 34.1 inches of snow a year, well above Muncie's 25.4 or Lafayette's 20.5, and its records run from 110 F (July 1936) to -26 F (January 1985). The code table lists Howard County at a 20 psf ground snow load and a 30-inch minimum footing depth. It is also one of the counties with an air freezing index of 2,000 rather than 1,500 or less, a sign of deeper, longer cold. For a barndominium, that means:

  • Footings or embedded posts below the 30-inch line
  • Roof framing that accounts for drifts at lean-tos and roof steps
  • Insulated slab edges in heated spaces
  • An air-sealed, continuously insulated shell so the metal skin does not sweat

Ground conditions

Howard County sits on flat glacial till plain. Soils such as Crosby, which the USDA describes as a somewhat poorly drained till-plain soil in Indiana and Ohio with a perched water table 0.5 to 2 feet down in winter and spring, are typical of this kind of ground. We raise the pad, slope the grade and use drain tile where needed.

A growing city

Kokomo's population went from 45,468 in 2010 to 59,604 in 2020, a 31.1 percent jump, and the city's listed land area also roughly doubled between those figures. The county total barely moved, from 82,752 to 83,658. That points to land that used to sit outside the city line now being inside it. If you are buying near the edge of Kokomo, confirm whether the parcel is in the city or the county before you design, because zoning and review follow that line. The US 31 bypass on the east side, opened in 2013, also changed which parcels have easy highway access.

Septic and permits

Outside sewer reach, the local health department issues septic permits under Indiana's 410 IAC 6-8.3, after a soil evaluation. A shallow seasonal water table can push the design toward an elevated or alternative system. Indiana Code 22-12-1-5 treats a one- or two-family dwelling with its garage or barn as a Class 2 structure, so a barndominium is reviewed as a home.

Kokomo Questions

Can a barndominium hold up in a Kokomo tornado?

No house is tornado-proof, but a well-anchored building with a continuous load path does much better in high winds. Adding a reinforced shelter room gives your family a safe place to go.

Is my parcel inside Kokomo or in Howard County?

Kokomo's boundary has grown a lot. Check the county parcel map, because city and county land follow different zoning and review.

Can I build near Wildcat Creek?

Many creek parcels have usable high ground. Check the flood map, keep the building and septic out of the flood zone, and plan for a driveway that stays passable.

How much snow should the roof handle?

The code lists a 20 psf ground snow load for Howard County. The engineer adds drift loads where roofs change height.
