Greenwood and the Land Beyond It

Barndominium builders in Greenwood start with a simple fact: the city itself is nearly all urban. In 2020, 99.5 percent of Greenwood residents lived in urban areas. The city grew 28.2 percent between 2010 and 2020, from 49,791 to 63,830, and it covers about 28 square miles with no water area. So a barndominium near Greenwood will most likely go on land outside the city in rural Johnson County, where 12.7 percent of county residents still live in rural areas.

The layout

Greenwood sits in northern Johnson County, about 11 miles south of downtown Indianapolis, between I-65 and I-69. It takes up the northern half of Pleasant Township and the northeast part of White River Township, and reaches into Clark Township on the east. I-65 has three exits in the city and I-69 has two just west of it. That interstate access is what makes a parcel a few miles out still practical for a commute.

Creeks decide where water goes

Greenwood's terrain is flat to gently rolling, at about 804 feet. Pleasant Run Creek crosses the northern half of the city east to west and reaches the White River about 5 miles away. Honey Creek starts in the southwest and also heads to the White River. Grassy Creek and Tracy Ditch flow south out of the city. On land this flat, a ditch or creek a quarter mile away can control how your lot drains in a heavy rain. We look at where water leaves the property before setting the slab height.

Wind is the big structural issue

The National Weather Service lists 23 tornadoes in Johnson County from 1950 through 2025. Five were rated F3 or EF3, including one in Greenwood on September 20, 2002 and one in New Whiteland on March 31, 2023. The 2020 Indiana Residential Code sets Johnson County's design wind at 115 mph, with exposure judged site by site, and an open hayfield lot is more exposed than a lot in town.

For a barndo that means:

  • Large overhead and sliding doors framed and braced for wind load
  • Roof sheathing and fasteners specified for open exposure
  • Anchorage from the frame to the foundation that holds in uplift
  • A safe room or interior storm space considered in the floor plan

Footings and snow

Johnson County is listed at a 30-inch minimum footing depth below finish grade and a 20 psf ground snow load. Post-frame columns and steel-frame piers both have to bottom out below that line, and door thresholds on a shop slab need frost protection so they don't heave.

Sewer reach versus septic

Within and right around Greenwood, sanitary sewer is common, and Indiana's onsite sewage program does not allow a septic system where sewer is reasonably close. Farther out, you'll need a septic permit from the local health department under 410 IAC 6-8.3. Indiana keeps a directory of registered soil scientists who perform soil evaluations, listed by the counties they serve. Book the soil work early, because the system's size and location shape the whole site plan.

Johnson County growth

The county went from 139,654 people in 2010 to 161,765 in 2020, with a 2025 estimate of 174,262. Growth near Greenwood means more neighbors, more covenants and more zoning scrutiny on accessory buildings. If you're buying land, read the recorded restrictions before closing.

Greenwood Questions

Can I build a barndominium inside Greenwood?

The city is almost entirely urban, so most barndos near Greenwood go on rural Johnson County land. Zoning decides it either way.

How do you design for tornadoes here?

We frame and anchor for the 115 mph design wind and site exposure, brace large doors, and can plan an interior storm room.

Who does soil testing for septic in Johnson County?

Indiana publishes a directory of registered soil scientists by the counties they serve. The permit then comes from the local health department.

Will a creek near my lot cause problems?

On flat land it can affect drainage and flood zone status. We check where water leaves the lot before setting the pad.
